WestPark!

New Housing for West Indianapolis

Our country and our city are in the midst of a housing crisis.  There is not enough housing stock to serve the population, and there is an even greater gap in housing for low-income individuals and families.  It is estimated that over 55000 low-income families in Indianapolis are spending between 30 and 50% of their income on their housing. They are cost-burdened in their housing.

One way to address this crisis is to build more housing, especially affordable housing, and that is exactly what WIDC is planning to do.

WestPark will be a 40-unit apartment building, constructed on the site of the current Westpark at 2302 W Morris Street.  This property is currently owned by West Morris Free Methodist Church and is being sold to WIDC and Habitat for Humanity.

Over the next 5-8 years we plan to build 3 different types of housing product on this property:

The WestPark apartments will be located at the south end of the property closest to Morris Street.           This apartment building will have 8 units set aside for Adults with Intellectual Disabilities.  Partnering with Noble of Indiana as the service provider those tenants. The rest of the units will be a mix of income levels from $23250 (for a single adult) up to $62000 (for a single adult).

About halfway up the block facing Tremont, WIDC plans to develop 6 townhomes as for-sale for low-income families and individuals.  These will sell to families (or individuals) who can get a mortgage that keeps their payment below 30% of their income, and who are at or below 80% of the area median. For a family of four that would be $88,500. 

Then on the north end of the property Greater Indy Habitat for Humanity will build 5 single-family homes, for sale.  To learn more about their programs, and how you can buy a house at 0% interest, visit https://indyhabitat.org.

There will be a zoning hearing on August 14th at 1pm in the Public Assembly Room of the City County Building. (200 E Washington, 2nd floor) We are requesting the property be rezoned from CS to D8 for the northern half, and D9 for the southern portion.  This will be the appropriate zoning for all three of these projects.    If you have any questions or concerns about these projects and/or the rezoning, please contact Lisa Laflin at 317-638-9432 or lisa@westindydev.org

Economic benefit of this project

Another benefit to adding more homes to our community is more pockets with more money to spend on the kinds of things that we don’t have in West Indy, that we would like to see.

When Safeway left the neighborhood, they told us that if people had spent just $5 more each time they visited, that Safeway could have stayed.  So, we know that we need more pockets and/or deeper pockets in West Indy, to support the types of businesses that we would like to have here.  This project will bring a minimum of 40 new pockets into our community to help us support those things we want to see, like a coffee shop, or a bank, or what would YOU like to see that we don’t have here in West Indy?
